Building Selector: match the system to the job

Use, climate, scale and deployment speed steer the first comparison. We translate those choices into a supplier brief; a local engineer and the selected supplier must still verify structural, fire and permit requirements for the actual destination.

Modular building selection discussion

Four decision inputs

Use

Office, classroom, clinic or camp changes occupancy and interior scope.

Climate

Wind, snow, seismic, corrosion and thermal needs depend on location.

Scale

Count, dimensions, storeys and clear span affect system choice.

Speed

Supplier lead time, transport and site assembly must be compared separately.

Volumetric versus panelized

A finished room module can reduce site fit-out, but it takes more shipping volume and needs suitable lifting access. A panelized system can pack densely, but joints, lining and weatherproofing demand more site work. Neither is a default winner. Record the route, crane, labor availability and local approval path before deciding.

Brief sheets to request

Module scope sheet

List dimensions, finishes, MEP boundaries and items packed separately. The selected supplier should confirm revision and applicability.

Envelope comparison

Record core, thickness, thermal performance and full system fire evidence; neither a core label nor a marketing claim is enough.

Delivery matrix

Compare packing count, transport envelope, lifting method and site assembly responsibilities. Figures must come from the actual supplier proposal.

Order the decisions

  1. Name the destination

Local climate loads and permit route determine the design questions.

  2. Fix the use

Write occupancy, room functions and any hygiene or accessibility needs.

  3. Test the route

Check route width and module dimensions in mm, 40HQ packing quantity where applicable, port handling, lifting points, crane availability and foundation readiness.

  4. Choose an envelope

Request wall panel thickness in mm, thermal transmittance in W/m²·K and fire resistance in minutes for the proposed full system, including connections.

  5. Close the scope gap

State which work happens at the supplier and which happens at the site.

Any certificate or performance claim must be checked against the shortlisted supplier's documents and the project context. ISO container terminology does not mean a modular building carries CSC approval.
